Skepticism as a service

We work for you, not the trade.

An independent, documented second opinion — at the three moments it is worth the most. We do not perform the repairs we assess, which is the entire reason our answer is worth having.

The conflict everyone lives with

The person diagnosing it is the person selling the fix.

That is not an accusation. It is just the structure of the trade, and it is why a second opinion has always been worth paying for.

Most contractors are honest. But the honest ones and the rest give you the same document — an estimate — and you have no way to tell which you are holding.

We take no referral fees, we do no repair work, and we have no relationship with the vendor whose bid we are reading. There is no outcome that pays us better than any other.

What you get is evidence and a plain finding: needed, not needed, or needed but not yet — with the photographs to back it.

Three moments

What you receive.

01

Before you buy

Independent condition documentation ahead of closing. What the disclosure says, against what is actually there — and the baseline record stays yours after you own it.

02

Before you spend

A documented second opinion on a major bid. Photographic and thermal evidence, a plain-English finding, and a fair-price range for the scope.

03

After you are billed

Before-and-after records on vendor work, reconciled against what was invoiced. For operators running many vendors across many properties.

04

Evidence you can use

Timestamped, photographed, and written so it holds up in a negotiation, a claim, or a dispute.

05

No repair upsell

We will never find a problem and then quote you to fix it. If we could, none of the above would mean anything.

06

Fast turnaround

These are usually urgent — somebody is waiting on a decision. We scope verification work to move quickly.

Verification is quoted separately from the tiers, and is deliberately the least expensive thing we do. A second opinion should never be skipped because of what it costs. Ask about a specific situation

Next step

Tell us about the property.

Send the address, the rough square footage, and what you are trying to find out. We reply with a scope and a number, usually the same day.
